Cancellation Policy:
The guest can cancel free of charge until 14 days before arrival. The guest will be charged however the total price of the reservation if they cancel less than 14 days before arrival. If the guest doesn’t show up, they will be charged the total price of the reservation.

1) Damage Deposit - Amount payable directly to the host prior to check-in and reimbursed within 5 business days of Check-out.

2) Failure to comply with rules and damages - This will result in the host asking guests to vacate the premises immediately and lose the damage deposit along with their booking fee/remainder of the stay. A maximum of 2 warnings will be issued and with the third attempt to get guests to abide by the house rules, eviction will be enforced. The owner reserves the rights to the property. We will hold you responsible for any damage or losses caused to our property by your acts or omissions, default, accident or neglect. By booking with us you agree to indemnify us and to pay us on demand an amount reasonably required to make good or to rectify such damage or loss caused by you. Normal wear and tear are excluded. Please report any accidents or incidents to the owner or staff in connection with property damage. Care to be taken using staircases as the owner will not take responsibility for any injuries or damages. No cigarette buds, cotton buds, tampons, sanitary pads or any other material, other than toilet paper may be flushed down the toilet. Charges will occur for any blockages.
3) Communication - Have a contactable number for communication and supply an alternative guest's contact details that will always be available for emergencies.
4) Check-in time starts at 14h00 - Every effort will be made to accommodate earlier or late Check-Ins (if arranged in advance).
5) Check-out time is at 10h00 - Please inform us in advance if you require a late check-out and we will do our utmost best to accommodate your request, but do use our special rates for Sundays for the late sleepers as well priced. Late check-out without authorization might result in extra charges if we have a booking later the same day and we need to use additional staff to prepare the accommodation with limited time to do so.
6) Keys - Arrangements will be made prior to check-in and the damage deposit is to be paid before keys will be issued. If no staff are available for the handover, keys will be placed in a key safe located at the front gate.
7) Day visitors and unauthorized guests - Day visitors will only be allowed if pre-authorized with the owner in advance and need to vacate premises by 21h00 latest. Every day visitors will be subject to a charge per head visiting the property and pricing will be determined by the owner considering the length of their stay. If more than the prescribed amount of guests wish to stay over, this will only be allowed if they are booking additional apartment/s on our premises for their sleeping arrangements. If found that more than the allowed amount of guests are staying over (the property has surveillance), the damage deposit will be deducted for the unauthorized guests or forfeit the remainder of your stay with us.
8) Parking - Shaded parking area is designated for the owner only. Day visitors will not be allowed on paved parking areas in Infront of the house, street parking only and not causing any obstructions.
Parking is allocated as per below:
Main house - 2 parking bays inside the property in front of the garage
Garden apartment - 2 parking bays on paved areas in front of the house
Comfort apartment - 1 parking bay on paved areas in front of the house
Economy apartment - 1 parking bay on paved areas in front of the house
Any additional parking arrangements need to be pre-arranged. The gate is sensor-controlled and will close if passing the sensor, beware not to have collisions with the gate closing. Do not leave any valuables inside your car while it is parked, the owner will not accept responsibility for the loss or theft of any such articles while your car is parked at our accommodation.
9) Parties and functions - Pre-authorised, we will allow parties or functions if they are done in an orderly fashion taking other guests into consideration on the premises and staying within the prescribed rules set forth in the house rules.
10) Noise and bad behavior - Guests shall pay particular attention to limiting noise between the hours of 22:00 pm and 9:00 am and no loud music after 22:00 pm unless pre-authorized. We also request the guests to restrain from making too much noise outside the buildings between these set times, in the pool area, directly in front of the premises or on the deck. Home theatre or sound equipment will not be misused and to be used as prescribed by the owner. If abused, the owner will switch it off remotely or remove the amplifier units. Disorderly behavior causing other guests or neighbors to complain constantly to the owner will cut your trip short, please have respect for all on the property and those surrounding it. Musical instruments, radios, televisions, stereos, and/or any other source of amplified sound that’s not allocated to the premises will not be allowed to be used.
11) Smoking on the premises - No smoking inside the house or apartments, artificial grass areas, inside the braai room or pool area. If spotted smoking inside the house, in apartments or on artificial lawns you will be penalized and lose your damage deposit. Smoking is only allowed outside the house and apartments, this includes the deck area.
12) Electrical equipment on the property - All equipment will be checked and function tested upon arrival and departure, any damages will be covered by the guest. If in doubt on how to use any equipment or appliances, please contact the owner. Please switch off appliances, air-conditioning units and lights not in use conserving electricity and maintaining battery life to avoid load-shedding outages on the premises. We run on solar and battery backup, so all major appliances (tumble dryers, washing machines and dishwashers) try running them during the daytime. The same will apply during load-shedding, use basic small equipment to ensure all on the property can go thru load-shedding with no power cuts. Underfloor heating shall not be used at all times and if found that it was used R1500 will be deducted from the damage deposit. The kitchen and appliances are to be left in the same condition as received. No metal objects are allowed in the microwave.
13) The Pool area - The pool is at your disposal from 09h00 until 22h00 if you are booked in the main house, otherwise guests in apartments to check availability before excess can be granted and subject to the main house not being booked. Guests may use the pool at their own risk. No children are allowed near the pool without adult supervision. Keep the pool area neat and clean at all times. Keep noise levels in the pool area low as other guests' apartments are situated near the pool area. Please inform kids not to urinate in the pool water (let us keep the pool hygienic for another guest as well). No diving is allowed into the pool or splashing of water. Water is to be used sparingly and the pool cover to remain on the pool when not in use. The pool pump may not be operated by guests and the pool area floodlight shall be switched off after 22h00. Own towels to be used in the pool area, our towels are for in-house use only, please keep them clean. The pool can be heated and please arrange 3 days in advance during the winter to have it brought to temperature. Depending on weather conditions, pool heating is free of charge unless extreme cold and cloudy conditions are experienced, then there will be an R750 additional charge for heating it.
14) The Gym area - Use gym equipment at your own risk and designated to main house guests if it is booked. Otherwise, if the main house is free, guests from the apartments can schedule use of the equipment. Do not damage or misuse equipment. Keep the equipment clean. Also, no children under 18 are allowed to use any of the equipment. Any malfunctions contact the owner immediately or will be liable for the repair. Curtains are not normal curtains and can’t be closed, forcing them to the closed position will damage them so please only use the blinds.
13) Braai areas and deck - Never leave the barbecue/braai unattended once it has been lit. Close valve after use of gas barbecue on the deck. If the main house has no bookings, guests in the apartment are welcome to schedule the use of the deck with awesome views and gas barbeque. In the event of bad weather, please place the pillows for the deck furniture inside the house.
14) Games room (main house) - This is allocated to guests booking the main house, but in the event that the main house has no bookings, guests in the apartments may use these amenities (darts, pool table, foosball and other equipment) if scheduled. No drinks are allowed on the pool table and no trick shots are allowed that can damage the felt of the table. No adjustments or leveling of the table will be made.
15) Property computers, laptops and media streaming devices - We offer 100mbps wifi on the premises that all devices are linked to. If in any event new programs, games or software needs to be installed or altered, please inform the owner or staff before doing so.
16) General - Please use this barbecue dining area in the main house or other designated dining areas to have your meals. Preparation and cooking should be conducted in the kitchen area. No eating inside the house will be permitted. House will at all times be kept tidy. Please do not use flammables for heating, cooking or ironing, candles, etc. in the guest rooms or corridors not allowed without the consent of the owner. Cooking, eating and storing food in the rooms is not allowed. Eating and snacking in the living rooms is forbidden and should be kept as you’ve found it nice and tidy. Please do not use guest rooms for business activities or for any purposes other than accommodation use without the owner's consent. Tennis tables will need to be set it up before use and please look after the equipment, help is needed please inform us.
17) Restricted areas - Please do not enter or use accommodation areas allocated to other guests. Any locked cupboards remain out of bounds and no access to the garage is allowed.
18) Cleaning service - We make use of a professional cleaning team that services all our units. Any cleaning needed will need to be scheduled in advance and at the services company's standard rates.
19) Additional services - If any additional services like transport, laundry, meals, etc. are needed, please contact us and we can try making your stay even better. Charges for these services will be worked out on request and based on circumstances.
20) Restricted areas - Please do not enter or use accommodation areas allocated to other guests. Any locked cupboards remain out of bounds and no access to the garage is allowed.
20) Pets - Not all pets might be allowed, please contact us for more information prior to your stay and might incur additional cleaning charges.
21) Security camera - All areas outside of living areas have security cameras and for any movement after 23h00 at night, please inform us as alarms will need to be deactivated for those periods. Parking area has one camera linked to C-max security that monitors the paved parking area for vehicle safety. We wish to keep all as safe as possible at all times.
22) Payments - 50% of the reservation amount is needed to secure the reservation dates requested. Full payment is needed within 14 days of check-in and damage deposit on the day of arrival before handing keys over. Payments are to be made to the Partner platform used, EFT or cash only.
23) Cancellations policy - The guest can cancel free of charge until 14 days before arrival. The guest will be charged however the total price of the reservation if they cancel less than 14 days before arrival. If the guest doesn’t show up, they will be charged the total price of the reservation.
